Long-Term and Monthly Rentals in Jerusalem: A Furnished Home for a Month or a Season

A month in Jerusalem is a different trip from a weekend in Jerusalem. A semester at the university, a treatment cycle at one of the hospitals, a relocation that starts before the permanent home is found, a long visit to children or parents, a sabbatical, a winter away: all of them need a home, not a hotel room, and all of them run into the same wall when they go looking for one. Long-term rentals in Jerusalem are built for residents: a twelve-month lease, local guarantors, an unfurnished apartment and a stack of Hebrew paperwork. This guide explains what a monthly rental in the city actually involves, what the alternatives are, and how TLV2GO runs furnished monthly rentals at Mr. Agrippa, a minute from Machane Yehuda market, with one booking and one all-inclusive rate.

Who stays in Jerusalem for a month or more

The people who write to us about monthly rentals in Jerusalem fall into a few familiar groups. Visiting academics and researchers on a semester or a fellowship. Patients and their families here for a course of treatment, who need a quiet, comfortable base close to the city center for weeks at a time. Professionals and diplomats on an assignment of a few months. Families relocating to the city who want a furnished home while they look for the permanent one and get the children into school. Parents and grandparents spending a long holiday near family. Returning Israelis landing without local paperwork. And people who simply want a season in Jerusalem, for the festivals, for study, or for the city itself. What they share is a stay too long for a hotel and too short, or too uncertain, for a lease.

What a long-term lease in Jerusalem usually involves

Renting privately in Jerusalem typically means an unfurnished apartment on a twelve-month lease, often with an option year. To sign, a landlord will usually ask for Israeli guarantors or a bank guarantee, a security deposit and post-dated cheques, and if an agent found the apartment the fee is commonly one month’s rent plus VAT. Then the setup: electricity, water and gas accounts in your name, internet installation, arnona (the municipal tax, billed to the tenant) and vaad bayit (the building fee), and the furniture and appliances an empty apartment needs. For a resident staying years this is simply how it works. For a stay of one to six months it is a great deal of paperwork and money for a short time, and leaving early usually means finding a replacement tenant. That is why most newcomers to the city, and most families here for a season, end up in a furnished monthly rental instead.

How a monthly rental at Mr. Agrippa works

Mr. Agrippa is TLV2GO’s Jerusalem building: a boutique aparthotel of 15 serviced apartments in a new Jerusalem-stone building at 10 Mazor Street, a quiet lane one minute from Machane Yehuda market and a short walk from the light rail on Jaffa Road. You book online, or through our team, with instant confirmation and an invoice; there is no guarantor, no cheques, no bank guarantee and no year-long lease. The apartment is furnished down to the dining ware, with an equipped kitchen, a washing machine and dryer, smart TV and fast Wi-Fi, and every apartment has its own private safe room. Electricity, water, internet, arnona and cleaning are inside the monthly rate. Check-in from 3:00 PM works with a code to the key safe, and a team is on call throughout the stay. Stay a month, a quarter or longer, and when the plans change, extend or shorten by telling us.

The apartments run from one to three bedrooms. The seven one-bedroom apartments, 30 to 43 square metres, sleep up to four and come with a balcony, a ground-floor terrace or a shared patio. The two-bedroom apartment with a terrace sleeps up to six. The three-bedroom penthouse, 96 square metres with two bathrooms, sleeps up to eight. All guests share the rooftop terrace, with seating areas and a long dining table looking over the city. Nine of the apartments are listed by the month on our monthly rental apartments in Jerusalem page; for the rest, and for stays of three months or more, write to us and we will quote the monthly structure directly.

Where it is, and why that matters for a long stay

Over a month, location stops being about sightseeing and starts being about daily life. Mr. Agrippa sits in the center of the city with Machane Yehuda market at the door, which means fresh food every morning, a dozen cafes to work from, and the market’s bars and small restaurants on the evenings you do not cook. The Mahane Yehuda light-rail stop on Jaffa Road connects you to the rest of the city in both directions: the city center, Jaffa Gate and the Old City one way, the Central Bus Station and Yitzhak Navon station the other, where the fast train reaches Tel Aviv in about half an hour. Pharmacies, supermarkets, banks and a post office are within a few minutes on foot, and Nachlaot, the stone-laned neighbourhood behind the market, is a quiet place to walk in the evening. For guests here for medical treatment, the city’s hospitals and clinics are a light-rail ride or a short taxi away rather than a daily commute across town.

What changes at month two

The things that are a convenience on a weekend become the point of the stay by the second month. A washing machine in the apartment, so laundry is a Sunday evening rather than an errand. A kitchen with an oven and a full set of pots, so Friday night dinner happens at your own table. A dining table that seats visiting family. Separate bedrooms with doors that close, so a parent can work while a child sleeps. A rooftop to sit on when the apartment feels small. Fast Wi-Fi that holds a video call. A safe room inside the apartment. And a team that already knows the building when the air conditioning needs attention, rather than a landlord who answers in a week. None of this appears on a nightly rate card, and all of it is why monthly guests at Mr. Agrippa tend to come back.

Shabbat, holidays and the Jerusalem calendar

A long stay in Jerusalem runs on the city’s calendar. The market closes on Friday afternoon and the city goes quiet until Saturday night, so monthly guests learn to shop on Friday morning and cook; the apartments have timers on the electric blinds for guests who keep Shabbat. The holidays, Passover, the High Holidays and Sukkot, fill the city and the building months ahead, so if your stay includes one, book early. Our Shabbat apartments in Jerusalem page covers what observant guests ask about most, and our older piece on extended stays in Jerusalem makes the case for a longer visit if you are still deciding.

Frequently asked questions

What is the minimum stay for a monthly rental in Jerusalem?

One month. Many guests stay a quarter or longer, and the monthly cost keeps dropping as the stay gets longer. Stays under a month are handled as short-term rentals at the same building.

Do I need a guarantor, a deposit or an Israeli bank account?

No. You book like a hotel stay, from abroad if you like, with instant confirmation and an invoice. No Israeli guarantor, no post-dated cheques, no bank guarantee and no twelve-month lease, which a private rental in Jerusalem typically requires.

Are bills included in the monthly rate?

Yes. Electricity, water, internet, arnona and cleaning are inside the rate, with nothing to register in your name. One payment covers the cost of living at home.

Is the building suitable for a family staying several months?

Yes. The two-bedroom terrace apartment and the three-bedroom penthouse have separate bedrooms, a full kitchen and a living area; every apartment has a washing machine, a dryer and a private safe room; and the building has an elevator and a shared rooftop. Machane Yehuda market, the light rail and the city center are within a few minutes on foot.

Can I extend my stay?

Usually yes. Tell us as early as you can and we arrange the extension in the same apartment, or move you to a comparable one in the same building. Holiday periods fill early, so plan ahead if your stay includes Passover, the High Holidays or Sukkot.

Can my company or institution be invoiced?

Yes. We issue a proper invoice and can bill a company, hospital, university or relocation agency directly, with one predictable monthly charge. See our corporate housing page or write to us.
